23-Storey Adaptive Redevelopment Combines 290-Room Hotel, Healthcare, Wellness, and Lifestyle Facilities in Central Kuala Lumpur
The RM200 million YOTEL Kuala Lumpur and Medical Centre integrated redevelopment has reached a decisive construction milestone with the structural topping out of the hotel tower and the simultaneous groundbreaking of its dedicated healthcare facility.
The dual milestone ceremony, held on 29 May 2026, marks the structural transition for the 23-storey tower at 82 Jalan Raja Chulan in the heart of Kuala Lumpur’s Golden Triangle. The adaptive reuse project is transforming the former 21-storey Menara MIDF office tower into an integrated hospitality, medical, and wellness destination.
Developed by JD Hospitality Sdn Bhd a subsidiary of Singapore-based MES Group in partnership with boutique real estate investment firm High Street Holdings, the property is scheduled to welcome hotel guests by late 2026 (targeted for November–December 2026), followed by the completion and commissioning of the medical center by June 2027.
Structural Topping Out Shifts Focus to MEP and Fit-Outs
Main contractor Sunray Construction and Interior Sdn Bhd commenced structural conversion and retrofitting works on the former Menara MIDF site in July 2025. With primary structural framing and vertical extensions now topped out, construction activity is shifting toward:
• Building Envelope & Façade Works: Upgrading the building envelope to modern energy-efficiency benchmarks.
• Mechanical, Electrical, and Plumbing (MEP): Installation of high-capacity building management systems, dedicated air filtration units, and independent utility risers to separate hotel and medical functions.
• Cabin & Interior Fit-Outs: Interior outfitting of approximately 290 tech-centric YOTEL guest rooms (cabins) featuring signature SmartBeds alongside multi-functional co-working and dining lounges (Komyuniti), a gym, and a rooftop bar and swimming pool overlooking the Kuala Lumpur skyline.
Sunray Construction and Interior Managing Director Tony Leong noted that the dual-phase handover approach enables guestroom fit-out, testing, and pre-commissioning for the hotel to proceed concurrently with heavy fit-outs on the medical floors below.
Integrating a Seven-Level Medical Center
A distinguishing structural feature of the scheme is the seven-level integrated medical center. The dual ceremony marked the formal groundbreaking for interior structural conversions across these clinical floors.
Integrating specialized healthcare facilities inside an existing high-rise commercial core introduces demanding engineering and regulatory parameters, including:
• Clinical Air Quality & Pressurization: Dedicated cleanroom-standard HVAC systems with HEPA filtration and isolated air distribution zones to eliminate cross-contamination between hotel amenities and clinical areas.
• Structural Reinforcements: Load-bearing floor augmentations to support heavy diagnostic equipment, imaging technology, and clinical infrastructure.
• Segregated Vertical Transportation: Dedicated patient, visitor, and service lifts isolated from hotel guest circulation paths to ensure patient privacy and strict hygiene compliance.
JD Hospitality Founder and CEO Mohamed Abdul Jaleel emphasized that incorporating a multi-tier medical facility into a lifestyle hotel directly targets Malaysia's expanding medical tourism market, providing seamless accommodations for domestic and international patients, medical travelers, and their families within walking distance of the Raja Chulan Monorail and Bukit Bintang MRT stations.
